The Best Mortgage Rates in Charlotte

Who has the best mortgage rates in Charlotte? The answer to that is not so easy. Everyone claims to have the best mortgage rates, but that is very subjective.

A mortgage rate is more than just a number. Often times there are additional fees and charges associated with obtaining a mortgage rate. You must consider the costs associated with a rate to determine if it is a realistic offer. These fees could include discount and origination points, application fees, processing fees, document fees, and a host of other fees.

Many “experts” and consumer advocates suggest that you should “shop” rates. They instruct you to call several mortgage companies and ask for their “best rate.” Unfortunately, this tactic can backfire. When speaking to most loan officers, if you ask for the best rate without going through the qualification process, you may not get the real deal as it applies to you. After talking to several loan officers, you can easily come away with conflicting and confusing information and feel lost.

Add to that the current mortgage marketplace is in a constant state of flux. Rates are changing 3 to 4 times a day. And to make it more confusing, it may go up and down in the same day more than once. So you call the first mortgage company and they give you a good number. You call 4 more and the rates just seem to be higher, so you finally call the first one back and they can no longer offer the same rates. Now you are frustrated, confused and in many cases you could feel tricked or lied to.

My advice is to find a loan officer that actually stops and interviews you. A loan officer that will take the time to get to know who you are, what your goals are, and how you would like to accomplish those goals is the loan officer that will get you the best mortgage rate in Charlotte. This loan officer knows that they must be competetive with rates, but also has your best interests at heart. That’s why they ask the questions.

So when “shopping” for the best rate, focus on finding the best loan officer. This person will get to know your circumstances and can become a partner for life in achieving your goals.

Ok.. so it’s a joke. While having my name on a stadium or ballpark would be a cool thing for my ego, it would not be such a great thing for my clients. Why?

Think about it…

How much money do these major financial companies and banks spend to put their name on the side of a building? A few million at the least? Who pays for that? Yes, the consumer. That’s why Free Checking is almost non-existent. Oh and those lower rates you are supposed to find at a “bank”… where did those go?

Now you go to a mortgage broker and get a better rate, with more personalized attention and service. The broker gets the money from the “bank” from their wholesale side. On the wholesale side they do not account for the name on the building, so brokers get the money cheaper.

Charlotte Home Prices Hold!

Charlotte NC home property values are higher than they were a year ago, according to a New York Times report.

Only three out of twenty major real estate markets held or improved property values over last year. Those areas are Charlotte NC, Seattle WA and Portland OR. In the other markets, prices fell by over 6%. That is a great testament to the strength of the Charlotte, NC real estate market!

Happy Holidays!

Happy Holidays Charlotte!

Christmas and New Year’s day are both just around the corner. Folks are busy out getting the last minute gifts and dinner items and preparing to spend time with family and friends.

My family and I will be delivering Angel Tree gifts this weekend… My 8 year old son was excited to be able to do this! So even the kids can get involved… use it as a time to teach them how to help others.

Bush signs HR 3648 into law

President George Bush signed HR 3648 into law today. This new mortgage legislation is designed to help folks stuck in the mire of the subprime mortgage loan “meltdown” of 2007.  In many cases, a homeowner with an adjusting mortgage rate in a declining value market would seek to refinance only to find they did not have any equity to do so. In that event, a lender might forgive part of the current mortgage to allow the homeowner to obtain a better, more affordable loan. Under the law, the forgiven portion of the law was considered taxable income and would be taxed at the end of the year. This could place a very large tax burden on the homeowner.

With this new legislation, the forgiven portion of the prior mortgage would no longer be considered taxable income, thereby saving the homeowner a lot of money come tax time. “When you’re worried about making your payments, higher taxes are the last thing you need to worry about,” Bush said during the bill-signing ceremony.

I think this is a good move and should help many American’s facing the potential of foreclosure if they can’t refinance. I am glad Congress is trying to do something. My only fear is that they will not only offer too little too late, but when they do make the final moves that they will over regulate the system and cripple it. Let’s all hope they figure something out.
